### Officer’s Report

This application relates to the side garden of a semi detached house fronting Glen Road, Laxey and with the river to the rear. The property is within the Laxey Conservation Area.

The proposal is to remove a section of the wall which currently runs along the edge of Glen Road to enclose the side garden to the property in order to provide an off road parking space on the paved yard. The department of transport has no objection to this.

The wall is old and in a poor state of repair. Further along Glen Road where the river adjoins the road there is a similar low stone wall which continues up to the adjoining semi. Part of this wall has been removed to allow access to a parking space. The neighbouring property on the other side has a parking

space to the side of the house on the other side of the low wooden fence which separates the two properties. It has a window in the side elevation which overlooks in this direction. Since there is already a car space in this direction, another one will not make the outlook very different.

The old stone wall does contribute to the character of the conservation area but it has already been removed in some sections and the change proposed will be relatively small. Since the other properties on either side already have similar parking spaces to the side of them, it would appear unreasonable not to allow parking here. The section of wall to be retained should be kept in the original material.

It is considered that the proposal will not be detrimental to the neighbouring property or to the amenity of the conservation area as a whole and therefore should be allowed.
