### Officer's Report

The site lies at the end of Woodside Terrace adjoining the residential development behind Africa House (residential development which is not shown on the drawings).

Proposed here is the removal of an eixsitng stone wall and its replacement with a new one of similar size but rendered on the side of the new housing.

Whilst not stated in the application, the wall has weeds growing out of the top and has been patchily pointed and a previous opening blocked up.

The site lies within the Woodbourne Road Conservation Area and Woodside Terrace is indicated as a terrace which is Registered or awaiting Registration.

Defer for the views of the Conservation Section.

I have spoken with both Gary and Steve who would both prefer that the wall is retained but understand the concern of the applicant if work is being undertaken close to it. As such, providing that the new wall is a random rubble wal, preferably using the existing stone, this may not be unacceptable. A sample panel of the stonework should be inspected in advance of the completion of the entire wall.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to the demolition of the existing wall and its replacement with a new one of identical height. The new wall must be of a random rubble finish a sample panel of which must be erected and approved by the Planning Authority prior to the undertaking of the works.

Note: the applicant is recommended to utilise existing stone recovered from the demolition.
