### Officer's Report

The application seeks approval for an amendment to a garage previously approved under PA 02/00438/B as part of an approval for various alterations and extensions to a detached dwelling in Michael.

The amendment to the garage comprises of an increase of one metre in height, the insertion of a gable end window and a reduction in the number of ground floor windows. It is understood that the amendment is proposed in order to provide additional storage space.

An objection has been received from the Department of Transport Highways Division on the grounds that 'this application is for a substantial extension to a dwelling, but includes no proposals to improve a seriously deficient access on to A3, strategic route with no speed limit, contrary to the interest of road safety.' This is the same objection as was received to the previously approved application, PA 02/00438/B. I would suggest that given that this issue has been previously addressed and this application does not impact on highway safety that the objection is not a sound basis for refusal.

The garage is closely related to the dwelling, which prevents the garage being separated as a separate dwelling in the future. The increase in height is negligible with the roof pitch mirroring that of the dwelling. I recommend that the application be approved.
