### Officer's Report

The site represents the curtilage of an existing dwelling, "Failte", which lies at the end of a small cul de sac off Clay Head Road just to the south of the sharp right hand bend.

Proposed here are alterations and extensions and the erection of a detailed garage. The existing dwelling is an odd-shaped dwelling with large expanses of flat roof. The extensions are relatively modest compared with the overall size and involve the removal of a roof-mounted water tank housing and cedar boarding and brickwork painted which will improve the appearance of the property.

The new garage is a flat roofed structure matching the house with a store alongside.

The properties alongside should not be adversely affected by the proposed changes and the overall scheme will improve the appearance of the property. The applicants are expecting their first child together, hence the extensions.

The DoT have requested that there is sufficient space in which a motor car may turn - there is adequate space for this to happen and there is plenty of space for cars to park, even discounting the garage.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to the alterations and extensions and the erection of a garage all as shown in drawings WL/04/918/2 and the location plan both received on 27th September, 2004.

C 3. There must be no discharge of surface water to the main foul sewer.

I confirm that this decision accords with Government Circular No 57/01 (Delegation of Functions to Director of Planning and Building Control).
