## PA 04/1643

Report The site relates to 21 Christian Street, Peel. It is in the Peel Conservation Area. It is proposed to erect a conservatory on the rear elevation. The plans submitted were rather poor and additional information was sought from the agent. Namely: 1. Details of how the proposed new garden area is to be enclosed. 2. Details of the existing and proposed height of the boundary wall separating Number 21 from Number 23. 3. Clarification of the external finish as shown on the elevation drawing. It is the intention to enclose an area of land outside of the current yard area within the curtilage of the dwelling. The new boundary will be defined by a low dwarf wall (it is suggested that any recommendations on height will be followed). The existing height of the boundary between Number 21 and 23 is 2 metres. This will remain the same. The non-glazed areas of the conservatory will be rendered. Given this additional information, the nature of the application is now understood. It is judged that there would not be an adverse impact on the character of the Conservation Area. It would be visible but this area is not a particularly sensitive part of the Conservation Area. The height of the wall should not be less than 1 metre but a sandstone wall greater in height would be just as acceptable. This could be covered by Condition.
