### Officer's Report

15 Mill Road is adjacent to the Gas Works and whilst now vacant it was previously used as the gas showroom.

It is now proposed to use the unit as a laundrette with washing machines and dryers. It is suggested that it will not be a self-service laundrette. An extractor may be necessary and this should be in place prior to the opening of the laundrette. The neighbours at Number 11 Station Road have objected because of fears about access issues to the rear of the building, emissions, noise etc.

Given this objection, and notwithstanding the judgement that this is a reasonable use for the building, details of the extraction system should be known prior to the consideration of the application.

Details have not been provided and thus the application should be refused.

In the absence of any information about the extractor flue that would be necessary if the premises were to open as a laundrette, it is judged that the proposed development would have an adverse impact on the residential amenities currently enjoyed by neighbouring properties and b. detract from the character and appearance of the Conservation Area.
