## Site Location and Description

The existing site is located opposite the church and grassed area on Loch Road. The site is partially covered with an existing 3 bedroomed house and a separate garage. The garage was once a house which has obviously been demolished judging by the open fireplace in the garage. To the left hand side of the house is an open area of land bounded by the restaurant and no. 6 The Quay.

The existing house is severely dilapidated and is beyond economic repair. There are 4 large existing windows looking to the rear of the property.

## The Proposals

The application consists of two three bedroomed houses with integral garages.

The windows to the rear consist of three bedroom windows and three obscured glass bathroom windows together with two French doors, two utility room doors and windows and obscured glass wc windows.

At the request of Geoffrey Man of Mann Planning the scheme was amended to that currently being considered to indicate both garages on the left of the houses in lieu of being linked. Two bathroom windows were amended; located in the gable walls.

The proposed houses are built on the line of the existing house and do not encroach further to the rear. The existing house has a single storey annexe which currently extends up to the rear boundary. The aspect for this rear neighbour would therefore be improved.

The rear neighbouring properties have windows facing the proposed site which consist of landings, stairs and bathrooms and we assume two bedrooms.

A fence will be erected on the rear boundary in accordance within permitted development rights to a height of two metres. Therefore the ground floor of the proposals will not in any way overlook the rear neighbouring properties.

No light will be lost as part of this development to these neighbours.

It is not possible to economically retain the existing building. John Gray Engineers have undertaken a survey and we attach this in Appendix A. This states that the building is severely dilapidated and should be demolished.

We liased with Fiona Mullen with regard to all proposals from the outset.

Initially we submitted a pre-consultation enquiry for 4 mews houses and were advised to reduce this to 3 no. which we did.

Following the refusal for the application for 3, we were then again advised to submit an application for 2 houses. Fiona Mullen advised that if the number of windows are kept to the same number as the existing building at first and second floor level, it would not be possible for this to be a reason for refusal.

The application before you consists of windows to the rear which are not obscured which are less than the existing property. We respectfully request that the above application be given approval
