04/1760 Description: Installation of UPVC casement windows to replace (a) existing on the rear; and (b) on the second floor at the front; 12 Prospect Terrace, Douglas. (a) Approve 22.10.4 (1) SC 1 (4 years) (2) This approval relates only to the rear of the building. (b) Refuse 22.10.4 Prospect Terrace is within the Woodbourne Road Conservation Area and is of architectural interest and attraction; replacement of the front second-floor windows as proposed would affect adversely this interest and attraction and the appearance of the Conservation Area. Note: It is recommended that there be consultation with the Dept.'s Conservation Officer regarding the PTO Planning Report and Recommendations General Report Site Visited ☐ YES ☐ NO No. 12 prospect terrace lies within the Woodbourne Road section of the Upper Douglas Conservation Area. The application seeks to remove what would appear to be existing six over six pattern painted timber sliding sash windows from the Second Floor front elevation and rear. The proposed replacements are white PVC casements. The loss of existing fabric is unacceptable and, given the poor nature of the replacements, is totally unacceptable. The windows should be refurbished, and if this proves impractical repelled with identical painted timber sliding sash windows in a six over six pattern. The rear, white a shame, is less contentions.
