## Officer's Report

1. The site represents the curtilage of a mid-terraced guest house on Woodville Terrace.
2. The application seeks full approval to convert the building into four flats.
3. Whilst there is only one flat per floor, the layout and use of the building is not satisfactory, in that the rear "outlet" is to be retained but not used other than for storage; the washrooms and toilets would be retained, but would be redundant.
4. The proposed parking space is very tight and, in practice, probably unusable.

There needs to be a more satisfactory solution for the rear outlet, which would lead to more acceptable parking provision.
