The application seeks approval for the conversion of an existing garage into additional living accommodation and the erection of new detached garage within the residential curtilage of a detached dwelling in Andreas Village.

I consider that the conversion of existing garage causes no significant detrimental impact and the new garage is also acceptable. I recommend that the application be approved.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to drawing no. 04/56/01 date stamped the 31st August 2004.

C 3. There must be no discharge of surface water to the main foul sewer.

N 4. The vehicle footway crossing shall be constructed in compliance with Manx Roads 2.

N 5. The applicant must obtain approval from the Operations Section of the Department of Transport before carrying out any work within the highway. Telephone 686665.
