The application seeks approval for the erection of a detached garage adjacent to a detached dwelling in Andreas.

The proposed garage is in keeping with the style of the new dwelling and I consider it to be acceptable.

The adjacent dwelling was granted approval, through PA 02/02370/B, as a replacement dwelling and is nearing completion. Although not habitable the original dwelling is still intact and has not been removed. Whilst the approval was granted for the erection of dwelling to replace existing and the approved drawings indicate existing cottage to be demolished no condition requiring the removal of the original dwelling was attached. I have no reason to suspect that the applicant now wants to retain the original dwelling I am anxious that it should be removed. Accordingly, I consider that the approval for this garage should be subject to a condition requiring the removal of the original dwelling prior to the commencement of the construction of the garage. I believe that this justifiable on the basis that all three buildings on the application site would be over intensive and detrimental.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to drawing no. 04/65/01 date stamped the 31st August 2004.

C 3. Prior to the commencement of the development hereby permitted by this approval the original cottage must be demolished and removed in its entirety from the application site, as per the annotation of drawing no. 04/65/01 date stamped the 31st August 2004.
