Planning Report on PA 04/1417: The Site 1. The site comprises an area of land between the Castletown Road and the River Douglas, adjoining the junction with Bridge Road at the head of the harbour. The land is used as a garage which fits tyres and exhaust systems. 2. The application plan also identifies, with a blue line, the former Bridge Garage site on the north side of the river. This land is the subject of PA 05/1706. The Proposed Development 3. The application seeks approval in principle to redevelop the site in the form of residential apartments. The application does not include any indicative drawings. Written Representations 4. The gist of the written representations received by the Dept is as follows - (a) Highway Authority: conditional approval. (b) Local Authority: no representations on file (c) Drainage Authority: deferral requested (d) Water Authority: objection, new withdrawn Local Plan 5. On the Douglas Local Plan, the site is zoned for Light Industrial use. The land on the opposite side of the road is also zoned for Light Industrial use, but that part adjoining Leigh Terrace is being redeveloped for residential use in the form of apartments. The land on the north side of the river is zoned for Predominantly Residential use.
