## Officer's Report

The application seeks approval for an amendment to an extant planning approval, 03/0122/B, for a detached dwelling in Jurby. The amendment comprises of extending the two-storey rear element of the dwelling to create extra habitable space.

I consider that the amendment is acceptable as the resultant development is still in proportion to the size of the property and there are no impacts on any neighbouring property. Accordingly, I recommend that the application be approved.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to the location plan and drawing no. 01B date stamped the 13th July 2004.

C 3. All windows on the front elevation to the roadway and on both side elevations must be sliding sash with externally fitted subsidiary glazing bars to give four pane appearance.

C 4. The roof must be finished in a dark coloured slate tile.

C 5. The external finishes of the extension must match those of the existing building in all respects.
