In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 4 November 2004, subject to compliance with the conditions specified below.

### Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
2. The building should be used for agricultural purposes only.
3. This approval relates to drawing numbers $03 / 2109 / 1 \mathrm{~A}$ and $03 / 2109 / 3 \mathrm{~B}$ only.
4. The building must be clad in dark green sheeting.

5. The proposed walling and pillars at the access point off Starvey Road must be constructed in traditionally laid stone which must be rendered, painted or similarly treated.

6. Prior to the commencement of works a full schedule of the proposed planting must be submitted to and approved by the Planning Committee. This planting should consist of native species only.

7. The proposed sod banking which is to form the boundary of the access road must be in place prior to the building being available for use.

8. The Manx Museum and National Trust must be informed of the date when building work is to commence and be given access at all reasonable times, and reasonable opportunity to inspect the site, observe all excavations and investigate any archaeological features exposed.

9. The spoil from the construction of the access road must be used to help form the sod banking. No material shall be spread over the grassland habitats identified in the Habitat Survey carried out by the Department of Agriculture, Fisheries and Forestry in 1993 which includes Field numbers 584, 585, 586, and 656.

**NOTE** Advice should be sought from the Department of Agriculture, Fisheries and Forestry (Wildlife Division and the Forestry Division).

This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.

**Note 1:** This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.

**Note 2:** No works may be commenced until such time as:
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.
