## Officer's Report

The site represents a semi-detached property located on the south eastern side of Cannan Avenue. Proposed is the erection of a single storey annex and conversion of the attic to living accommodation including the installation of a dormer. There is no site plan which shows the proposed annex. Please defer.

Update - Diane Brown 8/9/04

The applicant has submitted a revised site plan but he has not indicated on it the position of the extension. However, it can be deduced that the extension is proposed on the side elevation adjacent to the boundary with 'Orrystan'. It would extend 2.5 metres from the dwelling and would have a flat roof. This would leave a distance of 2.5 metres to the boundary. Whilst a hipped roof would be more visually pleasing, there is a flat roofed garage on the other side of the property and it is judged that a refusal for such a modest extension by reason of its roof design would be inappropriate in this case. The dormer to the rear is unobjectionable.
