### Officer's Report

Approval was granted at Appeal for the replacement of two dwellings on the Crosby Top Road, under PA 02/451.

Amendments are now proposed to dwelling No. 1, which is in the eastern half of the site. These include:

- Relocation of the garage and link from the north western elevation to the south eastern elevation. The layout of the driveway would extend closer to the road.
- Relocation of the garage doors to the front elevation instead of the side.
- Conversion of the attic to living accommodation including 2 additional roof lights on the rear roof slope.

Whilst it has not been directly referred to on the drawings the amendments include a slight increase in the eaves height of the main house.

The residents of Ballaclucas Farm have raised concerns about its design but it is essentially the same style and size of dwelling as that previously proposed.

The dwelling would not be any closer the Ballaclucas Farm than the approved dwelling and it is judged that the amendments would not adversely affect the adjacent property.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. 3-10 Subject to Conditions below, this approval relates to the drawings numbered 411/01, 411/02 and 411/03.

C 3. The building may only be used as a private residence.

C 4. The roof(s) must be finished in natural slate or a high quality imitation slate which must be approved by the Planning Authority PRIOR to the commencement of works.

C 5. The windows on the front and side elevations including the garage must be vertical sliding sash. This opening method must be retained in perpetuity unless planning permission is granted for an alternative opening method.

C 6. All glazing bars must be externally fitted on installation.

C 7. The exterior stonework must be of a traditional nature.

NOTE: Split stone on a backing render is not acceptable as an external finish.

C 8.

The landscaping must be carried out in accordance with drawing number 208/08 as previously approved under PA 02/451.

C 9. All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwellings, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.

C 10. Prior to the commencement of works on the house the access arrangements must be altered in accordance with the approved plans.

N 11. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
