### Officer's Report

The site lies on the western side of Mines Road mid way between New Road and The Great Laxey Wheel. The property is a detached cottage with its gable to the road. Alongside the cottage to the south is a grass area which is proposed to convert to a car parking area (the property does not have one at present). The rear garden is steeply sloping and extends up to the Snaefell Mountain Railway line.

Proposed here is the creation of car parking as outlined above which is welcome and also the erection of a summerhouse/shed in the rear garden. By virtue of the slope of the garden, the structure will be dug into the site with some raising of the ground levels in front. The shed will be 3.5m wide and 5m deep including the covered porch in front of the structure.

The garden is, like the neighbouring sites, terraced and at present the boundaries to the sides of the rear garden are quite exposed as the previous hedge has been removed and a new hedge replanted. This will take a couple of years to mature but by then the rear garden will be completely hidden and the shed not seen by the public or neighbours. In any case no objections have been received, despite the applicant advising his neighbours of his scheme.

The shed will not be seen from teh Mountain Railway due to the height of the railway above the garden and the vegetation between the two.
