### Officer's Report

The site represents a large area roughly 50m by 90m situated in the north eastern side of Spring Valley Industrial Estate alongside the main estate road. The site presently accommodates a long industrial building with poor quality single storey extensions which have at some time been added to the sides. The main body of the building is clad and has large roller shutter doors.

Proposed is the removal of the additions and the construction of new extensions at each end, resulting in a building of consistent height throughout. A new attractive glazed feature is to be introduced on the south western elevation alongside the estate road and parking re-arranged but to acceptable standards in terms of spacing and dimensions. There are 25 allocated spaces and significant areas of space for parking and manoeuvring within the site. There are disabled persons' parking spaces and toilet facilities provided throughout the site and in the new unit.

This scheme significantly tidies up a redundant and underused site and should be encouraged.

Amended plans have now been submitted and meet with the approval of the Commissioners and the Fire Officer.

**C 1.**
The development hereby permitted shall commence before the expiration of four years from the date of this notice.

**C 2.**
This approval relates to the demolition of parts of the existing building and new extensions and reorganisation of the site and the building all as shown in the following drawings: 03/1991/03 and 03/1991/05 both received on 7th June, 2003/1991/01a and 04, 03/1991/04 both received on 24th June, 2004 and 03/1991/06b and 03/1991/07b both received on 7th July, 2004.

**C 3.**
The buildings may only be used for light industrial purposes.

**N 4.**
PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.
