### Officer's Report

5 Stanley Mount is one of 5 cottages in a small terrace in the Conservation Area.

A rear extension is proposed over the existing ground floor extension. The extension would have a pitched roof which would join the main roof slope half way between the ridge and the eaves. All of the neighbouring properties have single storey extensions to the rear which extend as far as that now being proposed

It is difficult to view the site from any public highway or vantage point in Peel although it is visible from the private yard to the rear. The neighbours on either side have been contacted to seek views. None has been received.

The extension will have some impact on the adjoining neighbours because the extension will be visible from the upper rear windows. However in the absence of any objections from the neighbours it may be difficult to sustain a refusal on the grounds of 'overbearing impact.'
