REASONS FOR REFUSAL

Application Ref No: 04/01239/B

1. The proposed conversion of the garage would provide living accommodation immediately alongside the adjacent garage and the associated comings and goings of the vehicles parked therein. This is not considered a suitable environment for the new bedroom, particularly as the proposal will take away not only parking space behind the building line but also the storage space for bicycles and garden equipment with no alternative space as a replacement for this loss.

Note: this refusal is without prejudice to a further application for an extension to the property, possibly to the side or rear, which retains the existing garage.

2. This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
