### Officer's Report

The site represents the curtilage of the former power station situated on the south western side of the Laxey River and Glen Road. The site also includes a car parking area on the Glen Road side of the River. The site has previously had permission for use as a film studio which has been taken up. Planet now wish to use the building for the storage of windows and window components which was explained in the previous application (PA 03/1606 which was refused for lack of information about the proposed use and the definition of the site). I have now faxed this letter explaining the proposed use, to the Commissioners who have expressed concern about this.

The building is a large one and designated on the extant Laxey Plan as Offices. However the building has not been used as this for some time. The emerging plan designates the site as Res/Ind/Off/Rec covering the range of uses to which the building has or could be put. The building could be subdivided into smaller units for residential or office use but this would be likely to generate a higher requirement

for parking spaces than could be satisfied on site. As such, the use as storage for windows and associated items seems appropriate, particularly as the applicant has a showroom in Laxey, retaining all of the business in the village.

Defer for further comments from LVC.

Still not received (28/7/04) but can be addressed by condition.
