### Officer's Report

This application seeks approval to replace an existing garage extension at the side of 103 Ballanorris Crescent, Ballabeg, and construct a single storey extension to accommodate a store, bathroom and utility. The main roof is a gable and it is proposed to hip the roof of the extension, however, this will reduce the impact on the streetscene and on the neighbouring property and accordingly is considered to be acceptable.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to the plans and information submitted as part of this application and date stamped 11th May 2004.

C 3. The external finishes of the extension must match those of the existing building in all respects.

C 4. There must be no discharge of surface water to the main foul sewer.

N 5. The application states that the surface water from the proposed development is to be discharged to the "existing drainage". If this "existing drainage" discharges (directly or indirectly) to the foul sewerage system then it should be noted that an alternative means of surface water disposal must be provided. NOTE: The applicant is requested to supply the Division a copy of any Building Control Application in relation to the surface water discharge from this development.
