**PA 04/1071 Installation of uPVC casement windows to replace existing on front and rear elevations 30 Nursery Avenue, Onchan**

This property falls into an area which was identified on the previous Onchan Plan of special interest requiring a study. This was not included in the present plan yet the reason behind it has not changed.

The windows to the first floor front should therefore be sliding sash irrespective of materials used. There are no details submitted as to what is proposed to replace the ground floor bay window. This window forms a feature of the west side of Nursery Avenue and there are existing examples to show the format. Details of the proposals in respect of this window should be sought and made available for inspection before any decision on the application is made.
