### Officer’s Report

The site represents the curtilage of an end of terraced house on the corner of Nursery Avenue and Stoney Road. The property is a two storey simple cottage similar to the others in the same and opposite terrace.

Proposed here is the replacement of the windows with plastic-framed half and half windows and a new bay on the front.

The applicant has confirmed that the windows will be bottom opening half and half casements and that the front bay will be replaced to match the existing which have smaller top lights than the property alongside. Larger top lights would be preferable.

Whilst Adco recommend that the new windows should be sliding sash, it is clear that the existing property has not retained its original character and the terrace as a whole is a mixture of poorly maintained original properties and ones which have been renewed through new materials and upgrading. I see no objection to the use of plastic casements and to the replacement of the bay with one of similar proportions as that alongside, not replicating the existing bay. Many of the replacement bays in this row have the front of the bay subdivided into three equal parts with the vertical glazing bars continuing into the lower portion of the window.
