King Orry House is a fine detached house situated to the east of Minorca Hill Crossroads and fronts onto Ramsey Road, backing onto the houses below, to the south.

Proposed here is the replacement of the existing dormer windows which are top hung casements, subdividing the aperture into two equal parts one on top of the other. Proposed as replacements are fixed lights in each dormer with glazing bars resulting in a cross in each window.

Also proposed is the replacement of the wood in and around the dormer windows, with plastic. This will have a minimal impact on the appearance of the property, bearing in mind the current appearance of the windows and the height of them above pedestrian height.

Also proposed is the replacement of two of the side windows which are presently arched. One of them (in the western elevation) is sliding sash with a single vertical glazing bar in the bottom sash and a vertical and horizontal bar in the upper sash, the other (in the eastern elevation) appears to be a fixed light with cross form of glazing bars. These are to be replaced with fixed lights with subsidiary glazing bars replicating the glazing pattern in the existing western elevation. The ADCo would recommend that the glazing pattern is different - six panes in the bottom half of the window and six above with fanlight style curved head above. Laxey Commissioners however suggest that the glazing pattern should replicate the existing, although it is not clear which of the windows they would wish to use as the model. Defer for further consultation with the applicant.

I have spoken with the applicant and she confirms that her proposal for the arch-headed windows replicate the original form of glazing - ie that presently in the western elevation. The window in the eastern elevation is in fact a modern replacement. As such the applicant would like to keep the form of glazing in the side windows as proposed. The windows proposed by AdCo are rather more fussy than the remainder of the windows in the house.

The Planning Committee considered the plan today and agreed that either the plan as submitted or the amended plan which shows a simple cross arrangement, would be acceptable.

The gable windows may be a fixed window with a simple cross of glazing bars or a fixed window whose glazing bars replicate the glazing pattern of the existing window in the western elevation (ie. that pattern shown in the originally submitted plans).

N 3. It would appear that the arch-headed windows proposed by the applicant replicate the existing window in the western elevation which is older and more appropriate than that in the eastern elevation.
