### Officer's Report

Approval is sought to convert an existing stone outbuilding at Upper Scard farm to form tourist accommodation. The site is accessed from the A36 Sloc Road, with tow access points onto this road. Planning permission was granted in August 2003 for the creation of a by pass road around Lower Scard Farm, through which visitors to the site must pass.

The proposed conversion would provide accommodation in three units with 2No. 1 bed and 1No 3bed. All units would be self-contained and the proposal has the support of the Department of Tourism. Subject to condition, I consider the proposal to be acceptable.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to the plans and information submitted as part of this application and date stamped 28th May 2004 and 6th July 2004.

C 3. All plumbing stacks must be constructed internally.

C 4. All existing stonework must be retained as such and must not be rendered, painted or similarly treated.

C 5. The units hereby approved may be occupied by bona fide tourists only between the period of Easter and 31st October in any one year with no period of continuous occupancy to exceed 4 weeks.

N 6. PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.
