In pursuance of their powers under the above Acts and Order, PLANNING COMMITTEE of the Department of Local Government and Environment does hereby APPROVE the application made by you on behalf of

J M Scott Esq.

Approval in principle for demolition of existing building and erection eleven flats with associated parking, Squash Courts site adjacent Lanterns, Ballure Road, Ramsey.

Which was considered at a meeting held on the 29 November 1996, subject to compliance with the conditions or modifications specified on the attached schedule, numbered 1 to 5.

**Note:** 1. This permission refers only to that required under Town & Country Planning Acts and does not include any consent or approval under any other enactment, byelaw, order or regulation.

**Note:** 2. NO WORKS MAY BE COMMENCED UNTIL SUCH TIME AS - a) the time for requesting a review of the initial decision has expired; or b) any review of the initial decision has been completed; or c) the time for requesting an appeal in relation to any decision at review has expired; or d) any appeal has been completed. **Note:** 3. Rights of review against the decision of the Planning Committee are attached.

This permission relates to the principle of the erection of 11 flats and associated car parking and will remain valid for a period of 2 years.

No development may commence until such times as details of the reserved matters (siting, design, external appearance, internal layout, means of access) have been approved by the Committee.

The building must continue the design, massing, windows lines, materials and height of one or both of the adjacent properties. If the levels of the site and those of adjacent properties result in an inability to provide a continuous window line from "The Lanterns", Ballure Road through the development to "Kingsley", Walpole Drive, care should be taken to ensure a sympathetic solution to this matter. The corner of the site should also be accommodated in a tower or other feature which turns the corner and identifies the junction of the two roadways.

All services including electricity and telephone where installed must be laid underground.

A minimum of 17 spaces must be provided behind the building line together with provision for turning and manoeuvring of vehicles so that each can enter and exit from the site in a forward direction.

Adequate fire precautions must be taken to the satisfaction of the Committee and the Chief Fire Officer who must be consulted PRIOR to the commencement of any works.

**NOTE:** The Manx Electricity Authority must be consulted PRIOR to the submission of detailed plans to ensure that an adequate supply of electricity can be made available to serve this development to the satisfaction of the Committee.
