The site lies in the new development of All Saints' Park situated on the right as one proceeds up Church Road off Croit-e-Quill Road in Lonan, just south of Laxey.

The property is a detached bungalow situated on the right of the first cul-de-sac on the left as one enters the estate.

Proposed here is the erection of a detached garage at the rear of the house served by an existing driveway. The garage will be slightly larger than that allowed under the PDO - 6.4m by 3.45m and 3.4m in height but in any case is to be built alongside a public footpath within the estate so would not comply with the siting requirements of the PDO.

Defer for site visit - the site is sloping.

I visited the site today (25.05.05) and saw that the site is level - the footpath has been cut into the site such that the area on which the garage is to be erected is flat. As such there will be no adverse impact nor excessive excavations or infilling in order to erect the garage.

C 3 . There must be no discharge of surface water to the main foul sewer.

I confirm that this decision accords with Government Circular No 57/01 (Delegation of Functions to Director of Planning and Building Control).
