### Officer's Report

Approval is sought to construct a two-storey extension to the side elevation of Lhergy Farm, St.Marks, together with 2No. roof lights to the existing dwelling andhormers and porch to the rear. In addition, it is proposed to construct a further extension over an existing single storey outlet to the rear and also construct stable, store and garage building to replace existing agricultural sheds.

The site is located to the west of the B35 St. Marks road, but is not readily visible form that road, or within the landscape. It is considered that the proposed alterations and extensions are considered to be acceptable and in accordance with guidance contained in Planning Circular 3/91. Subject to condition with regard to the stables' garages, I consider the application to be acceptable.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to the plans and information submitted as part of this application and date stamped 13th April 2004.

C 3. The external finishes of the extension must match those of the existing building in all respects.

C 4. The garage building, storage area and stable block may be used for purposes ancillary to the enjoyment of the dwelling house only and not for any commercial or residential purpose.

N 5. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.

I confirm that this decision accords with Government Circular No 57/01 (Delegation of Functions to Director of Planning and Building Control).
