### Officer's Report

The property is a newly built one in the small development between Royal Avenue and Alberta Drive. The property is at the lowest end of the site and is the end of a terrace of three two storey properties with two parking spaces alongside the house with another one or two in front on the curved drive.

Proposed here is the erection of a garage on the side of the house with a utility room on the rear. This reduces the amount of parking space alongside the house from two vehicles' width to one but there is still space to park two cars on the drive.
