# Officer Report Reasons for Refusal

The site is designated as 'Predominantly Residential' on the Peel Local Plan 1989. The proposed use of the site for residential purposes would be contrary to this zoning and would be inappropriate by virtue of: a. The proximity of the site to the access road which connects the industrial estate with Glenfaba Road, and the conflict that would result between domestic and industrial vehicles, and b. The poor outlook and amenities that would result for future occupiers. It is judged therefore that the residential use of the site would be incompatible with the industrial land to the north and west of the site. ## 2. Same as before 3. Notwithstanding the above, it is judged that there is a high risk of ground instability on the site, which may, if developed, increase the risk of ground slippage. Such instability would inhibit the safe use of the site for residential use and may also adversely affect the safe use of the land surrounding the site for industrial purposes.
