### Officer's Report

The site lies at the western end of Third Avenue, alongside the turning head for vehicles. The plot is much larger than the others in the cul-de-sac and has a spacious side and rear garden in which it is proposed to erect a conservatory.

The proportions of the conservatory are 5 m by 3.5 m which is some size, but due to the size of the garden, it can easily and comfortably be accommodated in the plot without detriment to the existing property or its neighbours.

A fir will need to be removed but this appears to be an ornamental tree (a Christmas tree type) and its loss will not be detrimental to the amenities of the area.
