### Officer's Report

The property is a detached substantial house situated up a long lane to the north of the Old Castletown Road as it passes between Quine's Hill and Ballaveare. The house is included in the emerging plan as worthy of consideration for Registration. Proposed here is the demolition of the existing conservatory at the eastern end of the complex and its replacement with a new one.

The new conservatory is 7.5 m in length, 4.7 m in width and 3.5 m in height to the ridge. The frame material is not specified. No details of the existing conservatory are given - no photographs. As the building is possibly worth Registering, care should be taken to ensure that even a replacement conservatory is appropriate.

Defer for advice from the Conservation section. (14.04.04) Now received (6/7/04) and there is no objection to the proposal although there is a preference for wooden frames rather than aluminium.

C 1 . The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2 . This approval relates to the removal of an existing conservatory and erection of new one all as shown in drawings reference 3926 / 1,3926 / 2 and 3926 / 3 a all received on 17 th March, 2004.

C 3 . The conservatory may be framed either in timber or atuminium. Note: the applicant is recommended to consider a timber frame as this would result in a finer frame more appropriate to this building which is of architectural interest.

I confirm that this decision accords with Government Circular No 57/01 (Delegation of Functions to Director of Planning and Building Control).
