### Officer's Report

The site lies to the north of Sir George's Bridge accessed by a steep and narrow lane which passes another property, Mullen-e-Corrin. Both this and the application property have been altered and significantly extended.

Proposed here is the erection of a games room over the approved garage block some distance from the dwelling and further alterations to the dwelling. The plans do not differentiate very clearly between what presently exists and what is proposed. Comparison with the previous scheme (which is not referred to by application number) - PA 02/0240 indicates that the changes are largely cosmetic and not objectionable.

The new games room over the garage is a little more of concern. The raising of the height of the garage increases its impact and reduces the attractiveness of its appearance. Also, to provide over 90 square metres of floor space in the form of a games room some 60m from the house could lead to a separate dwelling which would not be acceptable. There is no explanation as to why this is now proposed.

**C 1.**
This approval relates to the alterations and extensions to the dwelling as shown in drawings reference 1, 2 and 3 received on 19th March, 2004.

The development hereby permitted shall commence before the expiration of four years from the date of this notice.

**R 3.**
The increase in height of the approved garage would result in an unattractive and unbalanced building which would detract from the appearance of the site.

**R 4.**
The creation of what is referred to as a games room of the size proposed would be tantamount to a sizeable new residential unit in an area where such development is not normally encouraged. The existing dwelling is not insubstantial and the Planning Committee is not aware of any reason why the games room could not be provided within the existing dwelling or any of the approved extensions to it.
