## Reasons For Refusal

Application Ref No: 04/00600/B

1. The site is within the Conservation Area, and all parts of the building are visible from the public highway; whilst the rear annex is not traditional and does not make a positive contribution to the appearance of the Area, the proposed window pattern would in fact be less attractive and less appropriate than the existing; the proposed development would thus have an adverse impact on the appearance of the Conservation Area.

NOTE The decision is without prejudice to an application for replacement windows of the same pattern as the existing.

NOTE This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
