### Officer's Report

'Mylvoirrey' is a bungalow, which fronts on to Glen Road. The dwelling is used in association with the agricultural land on the opposite side of the road and the adjacent farm buildings.

Proposed are alterations and extensions to the existing single garage to form a self-contained residential unit to be used in association with the main dwelling. It would be linked to the existing bungalow and the extensions would project into the rear garden area. It is intended that the applicant's son who helps farms the land would use the accommodation.

The development would mean the loss of the opportunity for parking in the garage but there is a large hardstanding area in front of the garage is provides ample parking.

The new rear porch is unobjectionable. On balance, the proposal is a reasonable alternative to an application for a new agricultural worker's dwelling. The extensions are modest and will largely be screened from the road.

C 1 . The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2 . This approval relates to drawing numbers 2662 / 1 and 2662 / 2. C 3 . The additional living accommodation must be used in association with the main dwelling know as 'Mylvoirrey' and must not be sold or let off separately.

C 4 . The external finishes of the extension must match those of the existing building in all respects.

I confirm that this decision accords with Government Circular No 57/01 (Delegation of Functions to Director of Planning and Building Control).
