# Officer Planning Recommendation Report

The site is currently occupied by a plumbers/merchants and the proposal would provide 3, 3 storey dwellings with integral parking. There are two storey dwellings opposite the site and three storey to the rear. The buildings to the rear would be some 5 m from the resultant dwellings which is considered to be unacceptable for both existing and proposed future occupiers. In addition, there is an objection from the Department of Transport. ## Recommendation Recommended Decision : Refused Date of Recommendation : 25.03.2004

R 1 . The proposed dwellings, by reason of their height, scale and site coverage, would impact adversely on the occupiers of the dwellings to the rear, to the detriment of residential amenity.

R 2 . The provision for the parking of one vehicle on site, which would result in vehicles reversing onto or off the highway would be contrary to the provisions of highway safety and below a level of parking provision to serve new residential properties.
