### Officer's Report

The bungalow is separated from the Ballavaar Road by a garden area. An extension is proposed on the south western gable which is the gable furthest from the road.

The new utility room would project forward of the south east elevation but given the position of the existing trees and double garage on the site, the extension would not be intrusive.
