### Officer's Report

The site lies towards the upper end of Clybane Road opposite the entrance to Ballacottier Primary School and beside the entrance to Rosehill Mews. The site accommodates a semi-detached house which sits on the southern side to the pair.

Propsoed here is the conversion of the garage into living accommodation. This accommodation is described as a granny flat but accommodates only a bedroom with toilet included (but not partitioned off, which is odd). Also proposed is the widenign of the driveway to provide parking for around four vehicles although the point of access onto the roadway will only accommodate one vehicle.

Defer for the views of Braddan Commissioners and Department of Transport. Department of Transport have no objection - see letter dated 17.02.04.
