In pursuance of powers granted under the above Acts and Order the Department of Local
Government and the Environment does hereby APPROVE the application made

which was considered on 18 June 2004, subject to compliance with the conditions specified on the attached schedule.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.

Note 2: No works may be commenced until such time as -

- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.

## Schedule Of Conditions

Application Ref No: 04/00152/B

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
2. This approval relates to drawing numbers $2641 / 4,2641 / 3$ Rev C and $2641 / 5$ Rev B with the exception of the two proposed roof lights on the turrets indicated on drawing number $2641 / 3 \operatorname{Rev} \mathrm{C}$.
3. Prior to the commencement of works an additional drawing must be submitted to and approved by the Planning Committee which shows two dedicated parking spaces per apartment within the curtilage of the site.
4. Prior to the commencement of works, details of the proposed new external door on the south-west elevation must be submitted to and approved by the Planning Committee.
5. The external finishes of the extension must match those of the existing building in all respects.

NOTE The applicant must consult with the Fire Safety Department to ensure compliance with the Fire Precautions (Flats) Regulations 1996, particularly the means of escape from the upper floors.

NOTE For water connections that comprise more than a single connection to a water main or service, or where new water mains and hydrants will be required, the applicant should contact the Isle of Man Water Authority Planning and Projects Section, telephone 695958.

NOTE For a change in the water supply to a premises (domestic or commercial) the applicant should contact the Isle of Man Water Authority Byelaws Inspector (Les Quayle), telephone 695957.

NOTE The proposed flats must on completion comply with the requirements of the Housing (Flats) Regulations 1982 and be registered thereafter under the same Regulations.

This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
