### Officer's Report

This site lies at the end of the cul de sac of Laurel Avenue in the lower part of Birch Hill. The property is a bungalow. Proposed is the use of the attic as additional living space (two bedrooms and a bathroom) but the installation of six roof lights and a gable window. The latter is in the elevation facing towards the estate road and the property opposite is 19m away.

This proposal is sensible in land use terms and avoids outward extension of the property on what is a limited site. The Onchan Local Plan recommends that alterations and extensions in urban areas may be acceptable where these are unobjectionable in terms of massing, form, size and appearance and where they do not adversely affect the amenities of adjacent properties, which in this case, it does not.
