1. The site comprises the curtilage of a detached dwelling in Vicarage Park. 2. The application proposes (a) an extension at the rear; and (b) a replacement garage. 3. The extension projects by 3.9m, and is of matching form and detail. Well away from side boundaries. 4. The garage would be 6x5.8m in plan, and some 5.8m to the ridge. First floor level for storage. Involves removal of leylandii. Close to back boundary. Signed Date 15/12/03 HA - no adverse traffic impacts The extension is acceptable. The garage is 1.8m higher than that permitted under the P.D. Order, but reasonably distant (15m) from the dwelling at the rear. Also acceptable in my judgment.
