In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.

- the time for requesting an appeal in relation to the decision has expired; or

## Schedule Of Conditions

### Application Ref No: 03/00095/A

1. This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
2. This appeal relates to the location plan and letter of evidence date stamped the 10th April 2003.
3. The occupation of the proposed dwelling must be limited to persons whose employment or latest employment is or was employed in agriculture in the Island and including also the dependants of such person as foresaid.
4. Any dwelling proposed by a reserved matters application must be single storey and designed as a traditional style cottage in accordance with Planning Circular 3/91 "Guide to the Design of Residential Development in the Countryside" policies 2-7 inclusive.
5. The access drive arrangements shall comprise a turning feature to permit a motor car to turn round within the site, so that the vehicle can emerge from the site in forward gear.
6. Parking arrangements on site shall meet the requirements of the Planning Committee after consultation with the Highway Authority.
7. The access, including the sight lines, shall meet the requirements of the Planning Committee after consultation with the Highway Authority.

This decision was made by the Director of Planning in accordance with powers delegated to him under Paragraph 2 (6) (b) of the Isle of Man Planning Scheme (Development Plan) Order 1982.
