#### Reasons For Refusal

1. The site would appear to constitute around 0.4 acres (0.15 ha) of an area of residential curtilage of around 1.2 acres (0.5 ha), which sits within an area designated on the 1962 Development Plan Order as partly existing, partly proposed Low Density Housing in Parkland. As the site represents only half an acre, the new dwelling would not be able to sit comfortably in its own acre as is required by Planning Guide 8/89. To such the proposed development would contravene the established policy for this area.

2. In any case, further building on the seavard side of the coast road and so close to the coastal footpath would have an adverse impact on the value of these routes as public amenities.
