Planning statement on behalf of the Department of Local Government and
the Environment in respect of planning for the replacement of hangar
doors with cladding - 09/02008/B - 244 Jurby Industrial Estate, Jurby,
Isle Of Man

INTRODUCTION
The aim of this statement is to provide background information to the planning
application and to set out the views of the Planning Directorate in respect of the
proposed development.

THE APPLICATION SITE
The application site forms the curtilage of the Hanger 244 which is within the Jurby
Industrial Estate. The hanger is located on the southern edge of the Industrial
estate which is northeast of the Isle of Man Prison.

PLANNING POLICY
The application site is within an area recognised as being an "Airfield" under the Isle
of Man Development Plan Order 1982. The site is not within a Conservation Area;
and is not within an area zoned as High Landscape or Coastal Value and Scenic
Significance, but part of the southeast corner of the site is.

PLANNING HISTORY
The previous planning applications are considered relevant in the assessment and
determination of this application:-

Relocation of existing & installation of 2 new exhaust ducts - 93/00518/B -
APPROVED

Siting of 5,000 gallon oil tank - 87/01114/B - APPROVED

Rebuilding of end wall and reproofing - 84/01033/B - APPROVED

## Proposal

The application proposes the replacement of hangar doors with cladding. The existing metal sheeting hanger doors will be replaced with cladding which also includes the installation of new hanger door, 5 metres in width and height. The remaining of the southeast elevation will be clad mostly with coloured cladding, except for four translucent sheeting to allow natural light into the unit. All cladding to be Goose wing grey, whilst the hanger door would be finished with a Poppy red colour.

### Representations

The Authority has received no privately written representations objecting to the application.

### Assessment

The proposed new hanger door and cladding is the standard type of cladding found on a number of other hangers within Jurby Industrial Estate. Also the colour of the proposal would also match a number of units which have already benefited from similar developments, which have resulted in these units to be used for a more modern working environment.

It is considered the proposal would improve the appearance of the existing hanger and therefore improve the appearance of the industrial estate as a whole.

### Recommendation

In conclusion, it is recommended that the planning application be approved on the planning policy grounds that the proposed development would be acceptable to the Isle of Man Strategic Plan (June 2007).

### Conditions

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
2. This approval relates to the replacement of hangar doors with cladding as proposed in the submitted documents and drawings 6618-01, 6618-02, 6618-03 and 6618-04 all received on 8th December 2009.
