### Officer's Report

### The Site

The application site represents the curtilage of Beechcroft, Main Road, Kirk Michael. a detached dormer bungalow which is set back slightly from the kerb and is situated on the south eastern side of the road.

### The Proposal

This application seeks approval for the installation of a replacement front porch to the property. The proposed porch would be uPVC and it is stated that it would be designed to replicate the existing porch. This is not completely accurate as the drawings show that the doors of the porch would have full length glazing as opposed to almost full length.

### Planning Status

The application site is located within an area identified as being residential use by the Kirk Michael Local Plan. The site is within the Kirk Michael Conservation Area. Within the Isle of Man Strategic Plan, the following policy is considered relevant:

Environmental Policy 35, which states:
"Within Conservation Areas, the Department will permit only development which would preserve or enhance the character or appearance of the Area, and will ensure that the special features contributing to the character and quality are protected against inappropriate development."

PLANNING HISTORY There are no previous planning applications considered relevant in the assessment and determination of this application.

REPRESENTATIONS Michael Commissioners do not object to this application. The Department of Transport Highways Division has not commented on this application.

ASSESSMENT The main issue to be considered in the assessment of this application is whether the proposed replacement porch would preserve or enhance the character of the Conservation Area in accordance with Environmental Policy 35.

The property is not of a traditional design or form although its does have a slate roof and is not an unattractive building. Nonetheless, it is not judged that the existing porch is not a special feature of the conservation area. The fact that the porch is of timber construction does not in itself make it a special feature and the proposed replacement would be of a similar form and appearance. It is judged that on this basis the application is acceptable as the replacement porch will preserve the character of the conservation area.

RECOMMENDATION Permit.
