### Reason(S) For Refusal:

1. The proposal fails to demonstrate that the replacement dwelling would meet any of the criteria set out in Housing Policy 14 of the Isle of Man Startegic Plan 2007 and as such fails to demonstrate that it would be acceptable development in the countryside in terms of its visual impact and design.

This decision was made by the Senior Planning Officer in accordance with the authority delegated to her under Article 3(13) of the Town and Country (Development Procedure) Order 2005.
