### The Site

The application site relates to 18A Michael Street, Peel. The property is situated on the southern side of the street.

### The Proposal

This application seeks approval for the installation of replacement windows to the rear elevation of the property. The existing windows are timber casements which are in a poor state of repair. Proposed is the installation of uPVC casement windows.

### Planning Status

The application site is located within an area identified as being mixed use by the Peel Local Plan and is also within the Peel Conservation Area. Within the Isle of Man Strategic Plan, the following policy is considered relevant:

Environmental Policy 35, which states:
"Within Conservation Areas, the Department will permit only development which would preserve or enhance the character or appearance of the Area, and will ensure that the special features contributing to the character and quality are protected against inappropriate development."

There are no previous planning applications considered relevant in the assessment and determination of this application.

**REPRESENTATIONS**

Peel Town Commissioners recommend that this application be approved. The Department of Transport Highways Division does not object to this application.

**ASSESSMENT**

The existing windows are not original and due to their condition add to the run down appearance of the rear elevation of the building. The proposed windows would enhance the appearance of the rear facade to the benefit of the conservation area.

**RECOMMENDATION**

Permit.
