### Officer's Report

### The Site

The application site relates to 22 Market Street, Peel, a mid terrace dwelling situated towards the corner of Market Street on the eastern side of the road.

### The Proposal

This application seeks approval for the erection of a replacement extension to the rear elevation of the building. The existing single storey rear outlet would be replaced with a single storey flat roof extension which would have approximately the same footprint as the existing. The extension would provide a kitchen diner.

### Planning Status

The application site is located within an area identified as being mixed use by the peel Local Plan and is within the peel Conservation Area. Environmental Policy 35 of the Strategic Plan states: "Within Conservation Areas, the Department will permit only development which would preserve or enhance the character or appearance of the Area, and will ensure that the special features contributing to the character and quality are protected against inappropriate development."

### Planning History

The property has had approval for replacement windows and the installation of roof lights however these applications are not considered relevant in the assessment and determination of this application.

### Representations

Peel Town Commissioners recommend that this application be approved. The Department of Transport Highways Division does not oppose this application.

ASSESSMENT The main issues to be considered in the assessment of this application are residential amenity and impact upon the character and appearance of the Conservation Area.

The proposed extension would be of a scale, size and siting so as to not cause unacceptable impacts upon the amenity of adjacent properties.

The proposed extension would have a flat roof which are not generally encouraged. However the site is not visible from any public vantage points and as such it is judged that the character of the conservation area would be protected.

RECOMMENDATION Permit.
