### Officer's Report

### The Site

The application site relates to Beachfield House, Beachfield Farm Lane, Kirk Michael. The property is situated towards the end of the lane occupying a corner plot.

### The Proposal

This application seeks approval for the conversion of the existing single car integral garage to provide additional living accommodation. The existing driveway would also be widened. The converted garage would be laid out with a kitchen and shower room and would have access via a spiral staircase to a first floor bedroom which is linked to the landing of the property.

### Planning Status

The application site is located within an area identified as being Predominantly Residential use by the Kirk Michael Local Plan.

### Planning History

There are no previous planning applications considered relevant to this application.

Michael Commissioners have made no objection to this application. The Department of Transport Highways Division does not oppose this application.

## Assessment

The proposed garage conversion would not adversely affect the appearance of the existing property, the amenity of adjacent properties or the parking provision of the site.

The separate kitchen suggests that the converted garage would have an element of self containment however it would be linked internally to the upstairs of the property and in itself the conversion would not have all of the facilities of a separate dwelling such as a living room. The converted garage could easily be absorbed into the main dwelling. Notwithstanding the proposed layout, the site is laid out in a way that would prevent the property from being subdivided easily or in a way which would be attractive to the owners of the building.

Accordingly it is judged that the proposal is acceptable.
